Short sale inventory in Suffolk County continues to move at its own pace, shaped as much by lender review timelines as by buyer demand. This month's report walks through what's currently on the market in Suffolk County's short sale and broader bank-related segment, where that inventory is concentrated, what kinds of homes are showing up, and nine short sale listings currently available through Educators Realty.

What's Available Right Now in Suffolk County's Distressed-Property Pipeline

Suffolk County's current short sale, pre-foreclosure, and bank-owned pipeline (drawn from this month's countywide foreclosure-related MLS data) shows 13 active listings, 35 pending sales, and 77 recently closed transactions. That's a healthy amount of movement through the pipeline, with more than three-quarters of tracked properties having already reached pending or closed status.

Active listings in this segment currently range from $290,000 (a 3-bedroom in Mastic) up to $1,900,000 (a large post-modern home in East Quogue), with a median active price of $650,000. Pending sales are priced lower on average — median $399,000 — which tracks with more entry-level and mid-range homes typically clearing lender approval faster than higher-priced properties. Recently closed sales in this pipeline ranged from $85,000 up to $1,115,000, with a median closed price of $468,000.

Of the 125 properties tracked in this month's short sale and bank-related pipeline, the overwhelming majority — 117 — are single-family homes, with a smaller number of condos (6), one mobile home, and one co-op unit rounding out the mix. Suffolk's short sale inventory specifically (the live listings featured below) reflects that same single-family concentration, spanning a wide range of conditions and price points:

  • Fixer-uppers and cash-only deals — several listings are explicitly marketed as needing work, cash-only, or "as-is," which is typical for short sales where the seller isn't in a position to make repairs.
  • A wide price spread — from a $359,000 short sale in Wheatley Heights up to a $1.9 million Hamptons-area property in East Quogue, this segment isn't limited to entry-level homes.
  • Tenant-occupied and limited-access properties — a few listings note that the home is currently occupied or that interior access isn't yet available, which is common in short sale and bank-related transactions and something buyers should factor into their offer strategy.
  • At least one auction-track property — one Lake Grove listing is headed to auction, a reminder that "short sale" inventory sometimes overlaps with other disposition paths like auction sales.

Short Sales Explained: A Long Island Buyer & Seller Guide

A short sale happens when a homeowner sells their property for less than what they still owe on the mortgage, and the lender agrees to accept that lower amount to release the lien. On Long Island, short sales come up most often when a homeowner is behind on payments, facing financial hardship, or owes more than the home is currently worth.

This guide covers how short sales work, how they differ from foreclosures, what buyers and sellers can expect at each stage, and the realistic timeline in today's Nassau and Suffolk County market.

What Is a Short Sale?

A short sale is a lender-approved sale of a home for less than the outstanding mortgage balance. The homeowner still owns the property and is the one who lists and negotiates the sale — but because the lender is being paid less than it's owed, the lender must approve the final sale price and terms before closing can happen.

Key point: A short sale is not a foreclosure. In a short sale, the homeowner is still in control of the property and the process. In a foreclosure, the lender has already taken back the property through legal action.

How the Short Sale Process Works

  1. Homeowner demonstrates hardship. The lender requires proof — job loss, medical bills, divorce, or another documented hardship — before considering a short sale.
  2. Home is listed at fair market value. An experienced listing agent prices it appropriately; lenders will reject offers that undervalue the property.
  3. An offer comes in. The homeowner accepts an offer contingent on lender approval.
  4. The short sale package goes to the lender. This includes the offer, hardship letter, financial documents, and a payoff request.
  5. Lender orders a valuation (BPO or appraisal). The bank confirms the offer reflects market value.
  6. Lender approves, counters, or denies. Approval can take anywhere from a few weeks to several months, depending on the lender and whether there's a second mortgage or additional lienholders involved.
  7. Closing. Once approved, the sale proceeds like a standard closing, though timelines are often tighter once the lender signs off.

What Buyers Should Know Before Making an Offer

  • Patience is required. Short sales typically take longer to close than traditional resales because of lender review time.
  • The home is usually sold "as-is." Sellers in financial hardship are rarely in a position to make repairs or credits.
  • Get pre-approved, not just pre-qualified. Lenders reviewing a short sale offer want to see a strong, ready buyer.
  • Work with an agent experienced in short sales. Not every transaction goes smoothly, and an agent who understands lender requirements can help avoid delays or a deal falling through.
  • Multiple lienholders complicate things. If there's a second mortgage, HELOC, or judgment on the property, more than one party has to approve the sale.
  • Understand the "stuck in contract" risk. This is one of the most common pitfalls for Long Island buyers: once you go into contract on a short sale, many buyers pause their search and stop actively pursuing other homes while they wait on lender approval. If the bank takes months to respond — or ultimately denies the short sale or counters at a price you won't pay — you may have lost real time in a competitive Nassau or Suffolk market, and other homes you liked may already be under contract. Before signing a short sale contract, ask your agent about realistic lender timelines for that specific bank, and consider whether it makes sense to keep looking at other listings in parallel rather than pausing your search entirely.

What Sellers Should Know Before Listing a Short Sale

  • Contact your lender's loss mitigation department early. Many lenders have a specific short sale or loss mitigation process — starting this conversation before you list can save time later.
  • A short sale can affect your credit, but often less than a foreclosure. Late payments leading up to the short sale will still show on your credit report.
  • You may still owe money after closing — or you may not. Whether the lender waives the remaining balance (called a deficiency) or pursues it depends on your lender, your loan type, and in some cases New York State law. Speak with an attorney or financial advisor about how a deficiency judgment or debt forgiveness may apply to your situation.
  • Tax consequences are possible. Forgiven mortgage debt can sometimes be considered taxable income. Consult a CPA or tax professional before proceeding.
  • Pricing correctly matters even more here. An unrealistic listing price will get rejected by the lender's valuation, adding weeks or months to the process.

How Long Does a Short Sale Take?

Most short sales on Long Island take 60 to 120 days from accepted offer to closing, depending on the lender, whether there are multiple lienholders, and how complete the initial documentation package is. Well-prepared paperwork submitted up front is the single biggest factor in speeding up lender response time.

Frequently Asked Questions About Short Sales

Is a short sale bad for buyers?
Not inherently — buyers can get a fairly priced, as-is home, but should expect a longer timeline and less room for negotiation on repairs.

Can I still get a mortgage to buy a short sale home?
Yes. Conventional, FHA, and VA financing can all be used to purchase a short sale property, as long as the lender's timeline works with your loan commitment deadlines.

Does a short sale hurt the seller's credit as much as foreclosure?
Generally, a short sale has less long-term credit impact than a foreclosure, though both will affect a credit score. The exact impact depends on individual credit history and reporting.

Do I need a real estate attorney for a short sale?

Suffolk County Bank-Owned Homes & Foreclosures — September 2026 Buyer's Guide

This is our monthly look at bank-owned and foreclosure inventory across Suffolk County. REOs — short for "real estate owned" — are homes a lender took back through completed foreclosure and is now reselling, typically through the local MLS. Suffolk County's geography, from western towns near the Nassau border out through the North Fork and the Hamptons, means this segment of the market covers a lot of ground: starter capes in Brentwood, waterfront parcels in Remsenburg, and everything in between. This guide walks through what's currently listed across Suffolk County, what recently closed bank-owned sales tell us about pricing and pace, and how to approach a purchase in this category.

REO, Foreclosure, and Short Sale: Why the Terms Matter

These terms describe different stages of the same process. A pre-foreclosure or short sale is still owned by the original homeowner, selling with lender approval, often for less than what's owed on the mortgage. An REO, or bank-owned property, is a home the lender has already taken back and now owns outright. Some properties in Suffolk County's current inventory are also being sold cash-only or through an online auction platform, each with its own bidding rules, deposit requirements, and financing restrictions.

Knowing which category a listing falls into changes how an offer gets structured and what kind of contingencies are realistic. Working with an agent who handles this type of inventory regularly can save real time when the process moves differently than a traditional sale.

What Suffolk County's Current Bank-Owned Inventory Looks Like

As of this writing, Educators Realty's Suffolk County bank-owned and foreclosure inventory includes 71 active listings, with asking prices ranging from $75,000 for a vacant lot in Central Islip up to $2,850,000 for a Hamptons-style property in Remsenburg. The median asking price across the current inventory is $625,000, and the average is roughly $700,000 — a range wide enough to include buildable lots, entry-level single-family homes, and high-end waterfront-adjacent properties.

Where the Listings Are Concentrated

Listings are spread across more than 40 Suffolk County communities. Coram, Huntington, and Huntington Station each currently have 4 listings, the most of any towns in this report, followed by Amityville, West Babylon, Islip, Bay Shore, and Rocky Point with 3 each. Smaller pockets of 2 listings appear in East Quogue, Brentwood, Remsenburg, Lindenhurst, Manorville, West Islip, Central Islip, Deer Park, and Copiague, with single listings spread across dozens of additional communities from Cutchogue and Southampton in the east to Dix Hills and Smithtown in the western and central parts of the county.

Property Styles and Features

Ranch-style homes make up the largest share of the current inventory, followed by Colonial and Cape Cod-style homes, with a smaller number of Split-level and Contemporary properties rounding out the mix. A garage is mentioned in 28 of the 71 current listing descriptions, and several properties reference a formal dining room, eat-in kitchen, or full basement, based on the listing descriptions provided.

A Range of Buyer Scenarios

The current inventory covers a range of buyer scenarios beyond the typical single-family resale. Several properties are listed cash-only, including homes in Huntington and East Patchogue, and one Bay Shore listing is part of an online real estate auction. There are also two vacant-lot opportunities, in Central Islip and Rocky Point, along with a property in Deer Park zoned for religious or house-of-worship use. On the water, a bayfront parcel in Remsenburg is listed as 'last of its kind' for its unobstructed views. At the upper end of the market, buyers will find Hamptons-area properties in Remsenburg and East Quogue priced well above $1,000,000.

What Recently Closed Bank-Owned Sales Tell Us

A separate closed-sales report covering 304 recently completed bank-owned and foreclosure transactions across Suffolk County shows an average closing price of $556,227, with sales closing at roughly 101% of the original list price on average — though individual ratios varied significantly, with some properties closing well below list and others, particularly smaller or distressed properties, closing well above. Closed bank-owned sales were most concentrated in Brentwood (18 closings), followed by Coram (17), Shirley (16), Bay Shore (13), and Central Islip (11). Closings were recorded in every month across the report period, with June the busiest single month (33 closings) and October the next busiest (29 closings).

Nassau County Bank-Owned Homes & Foreclosures: September 2026 Buyer's Guide to Current REO Inventory

Bank-owned properties — often called REOs, short for "real estate owned" — give Nassau County buyers a distinct way into the market. These are homes that reverted to a lender after a completed foreclosure, and they're now being resold, typically through the local MLS just like any other listing. Because pricing, condition, and terms can vary widely from one bank-owned property to the next, buyers who understand how this segment of the market behaves tend to make faster, more confident decisions. This guide walks through what's currently available across Nassau County, what the recently closed bank-owned and foreclosure sales tell us about pricing and pace, and how to approach a purchase in this category the right way.

REO, Foreclosure, and Short Sale: Why the Terms Matter

These terms get used interchangeably, but they describe different stages of the same process. A pre-foreclosure or short sale is still owned by the original homeowner, who is selling with lender approval, often for less than what's owed on the mortgage. An REO, or bank-owned property, is a home the lender has already taken back through foreclosure and now owns outright. Some of the properties in Nassau County's current inventory are also being sold at auction, which comes with its own bidding process, deposit requirements, and buyer's premium.

Knowing which category a listing falls into changes how an offer gets structured, how quickly a lender is likely to respond, and what kind of inspection contingencies are realistic. A buyer's agent who works in this space regularly can help sort through which approach fits a given property.

What Nassau County's Current Bank-Owned Inventory Looks Like

As of this writing, Educators Realty's Nassau County bank-owned and foreclosure inventory includes 45 active listings, with asking prices ranging from $335,000 for a one-bedroom co-op in Rockville Centre up to $2,900,000 for a property in Hicksville. The median asking price across the current inventory is $729,999, and the average is roughly $840,000 — a spread wide enough that this segment includes everything from entry-level condos to multi-million-dollar estates.

Where the Listings Are Concentrated

Listings are spread across more than 20 Nassau County communities rather than clustered in one or two towns. Hempstead currently has the most bank-owned listings (5), followed by Westbury and Baldwin (4 each) and Freeport (3). Smaller pockets of activity appear in Glen Cove, Levittown, Rockville Centre, Hicksville, Massapequa, and Elmont (2 each), with single listings found in communities including Williston Park, Long Beach, Muttontown, East Hills, Old Westbury, Farmingdale, Uniondale, West Hempstead, Garden City, Island Park, Roslyn, N. Merrick, Wantagh, Malverne, E. Rockaway, Gibson, and Point Lookout.

Property Styles and Features

Colonial-style homes make up the largest share of the current inventory, followed by Ranch and Cape Cod-style homes, with a handful of Hi-Ranch, Split-level, Tudor, and Bungalow properties rounding out the mix. A garage is mentioned in more than half of the current listing descriptions (25 of 45), and most of the single-family inventory includes a formal dining room and/or full basement, based on the listing descriptions provided.

A Range of Buyer Scenarios

The current inventory covers a range of buyer scenarios. On the water, there's a one-bedroom waterview condo in Freeport and a renovated, FEMA-compliant waterfront Colonial in Island Park. For land or ground-up projects, there's a vacant land listing in Long Beach. One Hempstead property is listed as part of an upcoming auction, subject to a buyer's premium, and a Baldwin property is described as owner-motivated with openness to a lease-option or leaseback arrangement. At the upper end, buyers will find a luxury Ranch estate in Muttontown listed at $1,330,000, along with multi-million-dollar listings in Old Westbury, East Hills, Roslyn, and Hicksville.

What Recently Closed Bank-Owned Sales Tell Us

A separate closed-sales report covering 197 recently completed bank-owned and foreclosure transactions across Nassau County shows an average closing price of $686,270, with sales closing at roughly 100% of the original list price on average — though individual ratios varied, with some properties closing below list and others above, particularly land or unusual condition properties. Closed bank-owned sales were most concentrated in Hempstead (17 closings), followed by Freeport and Elmont (13 each), and Baldwin and Valley Stream (11 each), which roughly tracks the towns most represented in the current active inventory as well. Closings were recorded in every month across the report period, with November standing out as the busiest single month (20 closings).
