The Nassau County residential real estate market is currently considered a seller's market, with a low months' supply of inventory and a median sold price of $790,000. The median estimated property value in February 2025 is $795,550, a 2% increase from the previous month.

Active Listings: The number of active listings has decreased to 1,691 properties with a median list price of $939,999.    

Pending Listings: The number of new pending listings has increased to 671 properties with a median list price of $799,000.    

Sold Listings: A total of 529 properties were sold in February 2025, with a median sold price of $790,000.  The median days on market for sold listings was 36 days.   

Months Supply of Inventory: The months' supply of inventory decreased to 2.14 months, indicating a strong seller's market.

Where Does the Peconic Bay Community Preservation Fund Tax Tax Apply?

Suffolk County, NY Real Estate Market Update - November 2024

The Suffolk County real estate market is currently experiencing a seller's market, with a months' supply of inventory of 2.77. This means that there are not enough homes on the market to meet the current demand from buyers. As a result, home prices are rising and homes are selling quickly. The median sold price for homes in Suffolk County is $650,000. Homes are selling for approximately 101.5% of their list price, and the median number of days on the market is 31.  

Market Trends

New Listings: The number of new listings coming onto the market in October 2024 was 1,581, a 3% increase from the previous month. The median list price for new listings was $650,000, up 3.7% from the previous month.   

Active Listings: The number of active listings in November 2024 was 3,156, a 19.7% increase from the previous month. The median list price for active listings was $862,000, up 0.8% from the previous month.   

 Pending Listings: The number of pending listings in November 2024 was 3,014, a 3.7% increase from the previous month. The median list price for pending listings was $649,000.   

 Sold Listings: The number of sold listings in October 2024 was 1,206, a 7.9% increase from the previous month. The median sold price for sold listings was $660,000, up 1.5% from the previous month.   

 Year-Over-Year Trends

The median estimated property value in November 2024 was $666,500, up 9.2% from November 2023.   

 

The months' supply of inventory in November 2024 was 2.77, down 40.6% from November 2023.   

 Forecast

The Suffolk County real estate market is expected to remain strong in the coming months. Home prices are expected to continue to rise, but at a slower pace than in recent months. The months' supply of inventory is expected to remain low, which will continue to put upward pressure on prices.

If you are a buyer, be prepared to compete for homes. It is important to get pre-approved for a mortgage and to be ready to make an offer quickly. You may also want to consider expanding your search to include a wider range of neighborhoods.

Median Home Values: The median estimated property value in Nassau County has shown consistent growth, increasing by 8.4% over the past 12 months to reach $794,000 in November 2024. This long-term appreciation trend reinforces the value of real estate investment in the area.   

Months of Inventory: The decline in months of inventory has been significant. Compared to the same time last year, months of inventory has dropped by a substantial 45.4%. This highlights a growing imbalance between supply and demand, further tilting the market in favor of sellers.
